Built for the volume, not for the explanation.
You already know what an EICR is. What you need is a way to hold four hundred of them without a spreadsheet and a reminder folder.
- ACC
One account, every property
Landlord-by-landlord sub-accounts under one branch login. Switch between them without logging out.
- CAL
Renewals tracked, not remembered
Every record sets its own expiry the day it is issued. We flag it before it lapses rather than after.
FLAGGED AT 60 DAYSRead the requirement for Renewals tracked, not remembered - KEY
Branch key collection
We collect from and return to your office, logged both ways. No negotiator waiting at a property.
- TEN
We contact tenants
Access arranged directly with the tenant where you prefer, with you copied in. Your team stops chasing.
- INV
One invoice a month
Consolidated statement per branch or per landlord, itemised by property and reference number.
- BULK
Book in bulk
Filter the portfolio by expiry window, select what is due, and book it as one job with one visit plan.
MULTI-SELECTRead the requirement for Book in bulk
One statement a month, itemised by property.
Not a payment link per job. A single consolidated invoice per branch or per landlord, every line carrying its property, its reference and its unit of sale, so it reconciles against your management system without a phone call.
TERMS
30 days from statement date, or per your agency agreement.
RECONCILIATION
Every line carries the certificate reference that appears on the record itself.
SPLITTING
Statements can be issued per branch, per landlord, or both.

No travel charge. Parking is free where it is available; where it is not, the actual paid-parking cost is added to your invoice. The congestion charge is added to your invoice where it applies. There is no call-out fee and no evening or weekend surcharge.
Moving an existing portfolio across.
The work is in the first fortnight: getting what you already hold into one calendar, then catching whatever has already lapsed.
Send the property list
A spreadsheet export from your management system is enough. Address, postcode, property type and landlord reference.
We load the renewal calendar
Each property is graded against the documents its type and use require, so gaps show up immediately rather than at the next renewal.
We tell you what has already lapsed
You get an itemised list of expired and missing records before you commit to anything, priced by tier and unit.
Catch-up scheduled in batches
Booked by area and by trade so one engineer covers several properties in a run, rather than one visit per document.
Steady state
From then on we flag each renewal at 60 days and book it against the same account and the same monthly statement.
Three things, and we can start.
CSV OR XLSX
The property list
Address, postcode, property type, bedrooms and the landlord it belongs to. An export is fine; we do not need it reformatted.
ISSUE DATES
Current certificate dates
Issue dates for what you already hold, or the certificates themselves. Where a date is unknown we treat the record as missing rather than assume it is valid.
PER PROPERTY
Access arrangements
Per property: keys at branch, tenant contact, or landlord contact. This is the single thing that most affects how fast a catch-up run completes.
What agents ask before moving a portfolio.
The landlord holds the statutory duty. Where your agency agreement makes you responsible for arranging inspections, the practical duty to get it done sits with you, which is why the calendar is per landlord account but visible to the branch.
Yes. Sub-accounts are separated, and a landlord login sees one portfolio. The branch login sees all of them and can switch without logging out.
You get the report with each observation coded and an itemised quote for the remedial work. Anything dangerous is made safe before the engineer leaves. You are free to instruct your own contractor, and we will re-test either way.
Key collection from your branch is included. Where a tenant does not provide access on the day we agreed, we re-attend once at no charge; beyond that we will talk to you before charging anything.
Usually. Tell the trade desk what your agreement commits you to and we will confirm in writing what we can hold to before you move any properties across.
Talk to the trade desk, not the booking form.
Portfolio work is quoted and scheduled by people, not by a calendar widget. Send the list and we will come back with what has lapsed, what it costs and how long a catch-up run takes.
