What landlords ask before booking.
For a typical London flat with gas: an annual gas safety record, an EICR at least every five years, and a valid EPC at band E or above. Add a fire risk assessment where there are communal areas or the property is an HMO, and appliance testing for anything you supply. The checker at the top of this page works it out for your specific property.
You get an itemised quote for the remedial work and the deadline that applies. For an unsatisfactory EICR that deadline is 28 days. Anything dangerous is made safe before the engineer leaves, and you are free to use another contractor for the repair.
